miles NW of Brady, Texas with county road frontage on
2 sides. Property lies on the North side of the Brady
Mountains, and is itself betweeen the communities of Lohn
and Pear Valley.
Description:
Entire ranch is the bottoms of 2 seasonal creeks. This
ranch is comprised entirely of very fertile soils, with
many fields and planted strips to enhance the potential
for the wildlife and livestock. Property has had a hi-fence
up since 1985 and has deservedly earned a reputation
for big bucks. Terrain is low rolling hills to large
flats covered in mesquites and prickly pear with the
fall of the land leading to one of the two major creeks.
The ranch is divided into 5 pastures and 2 traps.
Improvements:
The
property has 13.7 miles of perimeter hi-fence erected
since 1985. There are five fields on the ranch, 138 ac,
30 ac, 12 ac, 11 ac, and 5 1/2ac. Also there are three
9 ac strips which have been planted in the past with Tecomate
blends and or wheat. In a central compound, there are
two mobile homes on the property set up bunk-style to
sleep 16 hunters.
Water:
3 1/2 miles of Saddle Creek and 2 1/2 miles of Elm Creek
traverse the entire ranch. These are wet weather creeks
which feed the Colorado River. There are 2 wells, 1 electric
and 1windmill, as well as 9 dirt tanks.
Wildlife:
This
ranch is a running commercial hunting operation with everything
in place for an eager sole to take the reins and steer
this property into a lucrative future. Everything a hunter
would want in Texas is here, big bucks, Rio Grande turkeys,
quail, dove, and duck hunting. This ranch has earned a
great reputation for growing super whitetails. The ranch
also has a large population of Rio Grande turkeys, and
the roost sites on the ranch make this prime Spring Turkey
hunting. In addition, the ranch has unbelievable dove
hunting and in wet years the potential for awesome quail
hunting.
Vegetation:
The
entire ranch is covered in mesquite and mixed brushes
including little leaf sumac, lotebush, green condalia,
Roemer's acacia, cat claw acacia, ephedra, and agarita.
There is an abundance of prickly pear cactus and tasajilla
found amongst the mixed brushes. Also, there is prickly
ash, Chittum, hackberry, Western Soapberry, and pecan
trees dispersed along the creeks. This kind of country
will grow just about anything, grows grass in a hurry,
and provides a tremendous amount of food source in its
forbes production.
