Location: Ranch is located in South Texas, within the famous “Golden Triangle” for trophy whitetail deer genetics. The ranch is 8 miles West North West of Crystal City with frontage on FM 1868.

Ranch was a real showplace years ago, good fencing and road system along with water system and irrigation wells. Headquarters area with 3 houses, barn, equipment shed, etc shows the age of the improvements and deterioration of the property. Historically, the ranch had more than 300 acres irrigated crop land, which is covered now with an estimated 15-20 years of mesquite infestation. Property has some roll to the topography with some high spots as well as two washes including seasonal Picosa Creek which also contained some wetland type areas in wetter times.

Improvements: The ranch has an adequate perimeter fence, with a hi-fence on one side. The property is divided into numerous paddocks, each historically supplied with water to a trough, however, the previous occupant removed all of the gates on the entire property. There are 3 homes at the headquarters, a barn, a shop, and an equipment shed which are functional, but add little value to the property. There are 3 grandfathered irrigation wells which were used to flood irrigate the cropland area, as well as a 3+ ac irrigation lake at the HQ.
Water: The ranch has three grandfathered irrigation wells, which appear to have pumps but no engine or head to the pump. According to the previous owner there is an extensive underground irrigation pipe system feeding 10” and 12” risers (see attached schematic).There are 2 dirt tanks, the larger of which is 3+ acres and could be utilized in the irrigation system. Along with seasonal Picosa Creek, the ranch is crossed by the Turkey Creek overflow wash as well.
Wildlife: The ranch should be home to loads of quail, some real trophy class whitetails as well as an occaisional javalina, turkey, dove, coyotes, fox, bobcat, hogs, and lions. This ranch is a great hunting / recreational property, with very productive range locations which would accomodate a wide variety of livestock as well. Utilizing the irrigation features of the property would provide a great source for improving forage quality and carrying capacity.
Vegetation: The ranch has been recently overgrazed, but improved areas should return in Alisha Coastal, Klein, and Buffel grass not to mention the native grasses for the area. The woody species were dominated by mesquite, prickly pear, retama, persimmon, guayacan, and condalia. Overall, the property has a full canvas of brush from which a knowledgeable management plan could sculpt a real showplace.
